Important Notice: The Operator is NOT a real estate broker nor a real estate agency. The Operator does not provide real estate brokerage services, does not enter into the purchase-sale process, bears no responsibility for the transaction outcome, and does not collect any commission from the property sale price.
Publication of any advertisement is at the sole discretion of the web administrator. The Operator reserves the right to refuse the publication of any property without stating a reason. Properties must meet the following minimum criteria:
STANDARD Option: After payment, the Operator contacts the interested party within 10 business days to schedule a viewing. Following the viewing, a 5-business-day reservation period applies.
PREMIUM Option: After payment, the Operator contacts the interested party within 10 business days to schedule a viewing. Following the viewing, a 5-business-day reservation period applies (includes the option to postpone the viewing once for up to 10 days).
Cancellation Policy: In the event of non-attendance at the agreed-upon time, the fee is non-refundable. The reservation period begins on the day of the original term specified in the email communication. Changes to the scheduled time are possible in writing (via email) at least 24 hours in advance.
2.1. The viewing fee represents the Operator's remuneration for providing networking services, verifying the seriousness of the buyer's interest, and reserving a specific time slot with the seller.
2.2. This fee is considered fully earned and non-refundable at the moment the viewing appointment is confirmed by both parties or upon delivery of the seller's contact details to the buyer.
2.3. Should the buyer decide to purchase the property, it is at the sole discretion of the seller whether to deduct this fee from the final purchase price. The Operator does not intervene in this private agreement and bears no responsibility for its execution.
3.1. The Seller agrees that from the moment a prospect is reported by the Operator until the expiration of the protection period (reservation), they will not sell the property to a third party nor sign a reservation agreement with any other party outside of this portal.
3.2. The protection period is set at 5 or 10 business days (depending on the buyer's selection during the order) and begins on the day of the physical property viewing.
3.3. In case of breach of this protection period by the Seller, the Operator is entitled to a contractual penalty equal to the lost profit/listing fee and incurred networking costs, without prejudice to the buyer's right to claim damages.
The Operator processes personal data in accordance with Regulation (EU) 2016/679 (GDPR) and relevant national legislation.
We process only the name, surname, phone number, and e-mail address. The purpose is the execution of the ordered service – coordinating viewings and facilitating the networking (connection) between the seller and the buyer.
Your contact details will be provided to the other party (property owner or interested buyer) following the viewing, exclusively for the purpose of direct communication regarding the sale. The Operator does not request or process any financial or title-deed documents of the participants.
You have the right to access your data, rectify it, request erasure (right to be forgotten), and the right to withdraw consent. To exercise your rights, contact us at: fluency@fluency.sk.
The interested party acknowledges that by ordering the service (viewing), they are requesting the commencement of the service before the expiration of the statutory withdrawal period (14 days). Once the service is fully provided (contact established/viewing performed), the right to withdraw from the contract expires.
